Feasibility studies

Before any commitment, a clear account of what a site can support, what it is likely to cost and whether the proposition holds.

A feasibility study establishes what a site can support, whether it is likely to secure planning permission and what it is likely to cost, before significant commitment is made.

The brief

A feasibility study establishes what a site can support, whether it is likely to secure planning permission and what it is likely to cost, before significant commitment is made.

Approach

The study brings together a review of the site and property, the planning context, the constraints and opportunities identified, and one or more options showing how the site could be used.

Planning and regulation

Feasibility is particularly valuable before purchase, before a planning application, and wherever the brief and the site may not align.

Delivery

The findings are set out in a written report, with a recommendation on whether and how to proceed.

Fees

Fees are fixed for each stage and confirmed in writing once the scope is agreed. Construction cost depends on the site, the specification and the procurement route, and is established through an indicative cost plan at feasibility stage.

Common questions

How long does it take? +

Typically four to six weeks. Simpler sites can be quicker; complex heritage or policy takes longer.

How are fees and construction costs established? +
Fees are fixed for each stage and confirmed in writing once the scope is agreed. Construction cost depends on the site, the specification and the procurement route, and is established through an indicative cost plan at feasibility stage.
Is one required before purchase? +

Strongly recommended if the purchase depends on the potential to extend or develop. We regularly complete studies inside a purchase timeline.

Can the study be used in a planning application? +

The sketch drawings are the starting point, not the finished application. The analysis and policy review all carry through.

Are surveys included? +

Site visits are included. Formal measured, topographical or ecological surveys are third-party costs and separate.

What if the site cannot support the brief? +

The value of the study is a clear answer. If the brief and the site cannot both be met, we say so and set out what could realistically be achieved instead.

Does the studio work on commercial and mixed-use projects? +

Yes. Same discipline, different policy tests and cost bases.

Is the fee credited if we go on to design? +

Yes. If you appoint us within twelve months, the feasibility fee is credited against the concept design fee.
